3 Things You Need to Know Before Selling a Home in Vancouver

These 3 things are essential knowledge if you want to be a competitive seller in the fall 2021 market.

Today’s market is complex, but thanks to the tools and resources of Engel & Volkers, navigating it doesn’t have to be difficult.

1.

Inventory is still low, so as a seller, it’s your time to shine.

If you ask anyone about real estate in Vancouver right now, the first thing they’ll tell you is that inventory is low. There’s a reason that everyone’s talking about it.

When inventory is low, there’s increased demand by buyers for limited options in the marketplace. Everyone wants to find their perfect home, but when one person’s home is also 4 other people’s perfect home, competition heats up and so do prices.

So as someone with real estate to sell, what does this mean for you? This means that your home is in a position to get attention. People are looking for more options to add to their home search, and real estate agents are trying to find options for their clients. With the right marketing and the right connections in the industry, listings are primed to get more attention than usual.

If you’re thinking of selling, now is a good time. But don’t think low inventory is an excuse to not hire a phenomenal real estate agent. With increased demand complex situations tend to arise–multiple offers, subject free offers, and waving inspections. It’s more important than ever to have an agent who’s well trained in these situations and best suited to protect your asset. A deal is only good once the transaction is complete, getting a great price for your property is only the first step.

2.

Marketing matters more than ever.

While I just told you how inventory is low and listings are getting more attention than usual, in order to get that attention it's still vitally important to have the right marketing strategy. The correct marketing strategy combines efforts to reach not only consumers looking to acquire real estate, but also targeting the agents who are searching on behalf of their clients. Having a network of agents across the city, around the country, and all over the globe is one of the most powerful tactics now to get maximum exposure.

In addition to this, digital media has taken the lead as one of the most important factors in marketing residential real estate. After the onset of the Covid-19 pandemic, digital marketing for real estate listings has become not only the norm, but is expected to be excellent. Now more than ever buyers are comfortable, and often prefer, seeing a listing digitally before they schedule a showing, and that’s exactly why having a first class digital experience for each property is essential in today’s marketplace.

Thankfully, my background is in digital marketing, campaign direction and client acquisition. My background combined with Engel & Volkers tools and resources allows the creation of bespoke marketing campaigns that are a cut above most others in the industry. But don’t take my word for it, let me show you first hand.

3.

Transparent pricing is the key.

In recent times pricing tactics have taken center stage in real estate. Pricing too low to incite multiple offers, or pricing too high to try and set records, neither end up ultimately being in the seller’s best interest.

In today’s complex market with low levels of supply, moderate levels of buyer uncertainty, and changing neighborhood demands, the best place to be priced is accurately. Accurate pricing attracts the attention your listing deserves, and results in offers generally aligned with your expectations as a seller and what the market sees fir for the property. Overpriced listings will happily sit with low activity for weeks or months, creating stagnation and unhappy clients. While underpriced listings create unrealistic expectations and can lead to less desirable offers that don’t always pan out.

Overall, it’s about having a real estate advisor who is competent to analyze and market you property, price it appropriately, and guide the transaction to completion once a contract is secured.
